Settlement and overloading are also common causes of cracking. Cracks usually appear within the first month after construction. These cracks can leak as soon as they are formed or might expand and leak later. Cracks can grow and cause problems as they expand.
Concrete cracks can grow when moisture enters existing crack and expands in winter through freezing action expanding moisture in crack. Continuing settlement can also cause expansion of crack. It is recommended that you seal all cracks with a clear silicone for moisture protection.
Most new home builders will use an injection system to seal any cracks in foundation. Sealing material is injected into middle of wall at crack site using either low or high pressure injection system. Usually there is no warranty with any sealing done by builder as he uses his own staff for repair.

The most expensive method of sealing concrete cracks is the high pressure injection system which can reach pressures of 1,000 to 10,000 psi. The crack is reached by drilling holes in a vertical line following crack at a 45 degree angle. The foam is then injected ensuring crack is totally filled by expanding from middle of wall outwards.
Installing the surface ports is done by first cleaning surfaces with wire brush, and then surface ports are placed along crack at intervals equal to the thickness of the wall. The surface crack is then filled with epoxy paste which when sufficiently hardened allows filling of surface ports to begin. Hydraulic cement is used when cracks are actively "wet". The ports must then be anchored to prevent blowing off during injection.
In Barrie, ON most builders have their own injection person and there is no warranty supplied with house. Independent crack repair companies will usually issue a ten to life time warranty. As a professional home inspector I would recommend you always ask if there is a warranty on an injection crack repair.
