Every Real Estate agent should ensure your property is inspected by a certified home inspector prior to allowing deal to close. This is to protect you from unfor-seen problems and expenses. You cannot put a price on Peace of Mind.

Finding your home inspector can be easy or hard, checking qualifications can be daunting due to the number of online courses that are available, some even for free. Actual building experience is a big one as you don't want to hire someone who worked in a factory to inspect our home. Every college in the country has part-time courses for anything that they can sell to students. In Barrie the local college home inspection course is the busiest course they have. The same college only offers basic Building Code courses while most professionals have to go to Toronto for any advanced training.

Ontario has very strict requirements for inspecting an electrical panel. As a home inspector you can inspect the panel as long as power is turned off. While inconvenient for computers and clocks it is no different from getting a power bump or temporary loss of service. If your home inspector is not able to inspect your panel by removing cover it is recommended that you hire a licensed electrician to inspect your main electrical panel. You could also hire a home inspector who will willing inspect your panel.

Many older homes in rural areas of Barrie and Ontario cottages still are on septic tank systems. The typical tank and drain bed system is underground and not visible to the naked eye. To inspect a septic system a inspector should be licensed by the Province and carry insurance specifically for septic systems. Some inspectors will charge for a septic inspection without having tank pumped or having sludge or dye test done. I always recommend hiring licensed septic tank installer to pump and inspect system.

Check List or Computerized Report, which is better suited for you? If you like a form with check boxes and a couple of lines of scribbled writing to explain the deficiency for you, the by all means go with the check box. You won't be spending long at the inspection. Meanwhile the computerized report is typically well organized and has pictures of every detail, right down to serial numbers of appliances. I use a report system that itemizes all items at the end in a summary, almost like a to do list. Clients are happy as they fully understand the severity or how little importance should be placed on item.

Even a poor home inspection is better than no inspection. I have heard many tales about why the person couldn't get an inspection and there are about fifty percent of these have a tale of woe to go with them. Protect yourself get a home inspection.
